Overview
The villa has nine double bedrooms, some bedrooms also have sofa beds, so a holiday group as large as 27 persons can stay there. As some bedrooms also have a mini kitchen and there are many terraces and courtyards which afford privacy, this could be useful to provide relaxed and stress-free holidays for large groups. The villa is situated in the idyllic fishing village of Zaton Veliki only 10 minutes' drive from Dubrovnik, surrounded by woodland and sea views.
Old fishermen's stone cottages, beautifully restored, nestle together with tasteful new villas and restaurants all a stone's throw from the sea. It is one of the most desirable areas close to Dubrovnik. There are several good restaurants and a pizzeria within a short walk from the villa. The village also is close to a small supermarket, bakery, post office and a bank. Wonderful pathways along the shore are suitable for walks and cycling.

ACCOMMODATION
Villa Emillia has nine bedrooms to sleep 18 people and additional sleeping spaces on sofa beds to accommodate 27 people altogether.
Ground floor
The ground floor has a bedroom with both a single and a double bed and a bathroom. Also there is a self-contained one bedroom flat with a double bed, a sitting area a mini kitchen and a Jacuzzi bathroom. The French window opens out from the sitting room onto the terrace with a swimming pool. A well-equipped gym/games room is also on the ground floor. The gym is not available to children under 16 years of age and must be used observing all the usual safety measures recommended for that environment.
First floor
On the first floor a large open plan kitchen/sitting room which opens out on its own covered terrace. 10-12 persons can sit in the sitting room with additional seating for 10 people on the terrace, and the whole combines into a unified indoor-outdoor area with a lovely sea view. The sitting room is equipped with a satellite TV, DVD player, music centre and wireless internet.
The open plan kitchen is equipped with a cooker, fridge freezer, microwave, kettle, toaster, cooking equipment, crockery and cutlery. The dining table can sit 10 people, and for larger groups another table can be fitted in the kitchen/dining area. A second, outside covered terrace also has a seating area for 24 people, and usually in summer months this is where the guests prefer to eat. There is an outside stone-built barbecue. Two double bedrooms and bathrooms lead off the hallway. These are the only bedrooms without air-conditioning, but if their doors are opened, they benefit from the sitting room air-conditioning. A marble staircase leads from this floor to the second and third floor bedrooms.
Second floor
The second floor there are three bedrooms. One ensuite double bedroom, one ensuite bedroom with twin beds and one double ensuite bedroom with a mini kitchen, all fully air conditioned. These two bedrooms have access to a big balcony with spectacular sea views.
Third floor
An ensuite double bedroom with a mini kitchen, and one ensuite twin bedroom and bathroom, all fully air conditioned.
OUTSIDE
There is an out door summer kitchen with a shower/WC by the pool. The main part of the garden is laid out as a stone-paved sunbathing area around the pool. With pot plants, olive trees and palm trees and Mediterranean plant the garden is very pleasant. Sun loungers provided with bath towels. There are also leafy and shaded parts of the garden, and a higher level covered terrace to be used for relaxing or al fresco eating. There is parking for up to five cars in the villa grounds.
