OVERVIEW

This pure luxury, private family villa is hidden in deep green Istria, surrounded by vineyards, olive plantations and luscious meadows where birdsong and fresh air bring you as close to nature as you can be. Built in 2021, this modern luxury villa with heated pool retains the outside features of a typical Istrian house with a roof of curved terracotta tiles, stone built walls and sand coloured façade. The modern elements are large windows with stunning views and sumptuous en-suite bathrooms, plus technology indoors!  The Villa  sits on a plateau on a small hill, a fantastic position from where panoramic vistas stretch indefinitely in three directions.

Within half an hour drive from wonderful Istrian beaches, this villa offers a real "away from it all" vacation and yet it is close to all the amenities a smart traveller would want. The nearest town is the medieval, walled hilltop town of Buzet, just 9km( 5.6 miles) away, where you can find grocery shops, supermarkets, market, galleries and lovely restaurants. You are in the top wine region in Istria where wineries are dotted all around the countryside. The food is fresh, healthy and delicious, great olive oil, fresh fish, locally grown beef, plenty of fruit and vegetables and truffles!  Foodies will be thrilled. Istria is very much like Tuscany, all green hills, blue sea and places of cultural and historic importance, such as the early Christian Basilica in Porec, the 2000 year old Roman amphitheatre in Pula, the cobbled, Venetian streets of the beautiful town of Rovinj, filled with galleries and restaurants.

The Villa measures 230 square metres of living space and a plot of 1800 square metres. It is supplied with WiFi, underfloor heating, air-conditioning throughout and stylish, modern lighting. The villa has four bedrooms with en-suite bathrooms, of which one bedroom is on the ground floor. The access to the villa is without any steps. This luxury holiday home has complete privacy in stunning natural environment and is recommended for families and discerning adults. Summer or winter, The Villa will offer you a perfect holiday!

ACCOMMODATION

Ground floor

It's all about the views again! The entrance to the house is at the back, through the walled back yard where there is parking for four cars. The ground floor comprises a beautiful open plan living area arranged as an elegant, understated but comfortable sitting room with a modern open fireplace, two sofas and a large wall mounted TV set and i-pod dock. Sliding doors open out onto the terrace which has heavenly views. The living room extends into the modern Italian kitchen with everything you may want for gourmet cooking: fridge/freezer, dishwasher, cooker, hob, microwave, coffee machine, toaster, cooking utensils and stylish tableware. The dining area has a modern dining table which can seat ten people. On the ground floor there is a laundry with a washing machine, iron and ironing board. The villa offers a hair dryer and a safe. Off the hallway downstairs there is a cool, spacious double bedroom which has a large walk in shower, a king size double bed, fresh white bed linen, a wall mounted TV and a window looking straight out over the swimming pool.

First floor

Internal steps lead to the three upstairs double bedrooms. All bedrooms have wardrobes, desks/dressing tables and safes. The master bedroom has a super-king size double bed and an en-suite bathroom with a bath tub and a walk in shower. The third bedroom has a super-king size double bed and a bath tub. The fourth bedroom has twin beds and a shower room. Crisp white bed linen, comfortable mattresses, TVs on the walls, honey coloured oak flooring, muted relaxing colours of the walls and furniture define the gorgeous bedrooms of this luxury villa. The bathrooms are just as attractive with plenty of towels, sparkling white showers, basins, tiles and first class bathroom furniture. It will be a real experience to have a proper good night's sleep in the cool beds in this luxury holiday home in the depths of wonderful Istria. 

OUTSIDE

The real point of the wonderful luxury villa is its pool terrace with its large, heated, infinity swimming pool and those incomparable views. Indoors and outdoors shift continuously, completing one happy, sunny, airy open space. You can have a serious, energetic morning swim in this gorgeous pool which measures 12.5 metres by 4.5 metres and is 1.6 metres deep. There are eight lovely sun beds around the pool, parasols and pool towels are provided.
